When undertaking a new capital investment, the methodology used for the design and construction is one of the most important decisions an owner will make. There are many different options to choose from: Design-Build, Design-Bid-Build, CMAR, CM-Agent, E-P-C, etc.
When it comes to complex facilities, Design-Build is the approach that is highly recommended. Our customers tell us that some of the key benefits of this approach are the understanding/control of costs and schedule, increased certainty of outcome, ownership of risk (technical performance, scope, schedule and/or budget), resource availability to manage the project, technical complexity of the project, and managing contracts.
Design-Build
As most our clients’ preferred method of delivery, Design-Build is a delivery method in which the design and construction services are contracted by a single entity. The Design-Build team team works as an extension of the client’s staff which means we work first to understand the vision, business objectives, requirements, and acceptance criteria in detail. Then, we assist the owner by managing all phases of the project, keeping the client informed.
Additional benefits of Design-Build:
- Fast Track: By having the Design-Builder manage the project many of the design and construction activities can happen in parallel. For example, design and construction can be sequenced instead of having to wait for the bidding and permits. Additionally, complex facilities often require specialty long-lead equipment, and with the Design-Build method, these items can be procured early which accelerates project completion.
- Subcontractor Relationships: As a Design-Builder, ACS has relationships with subcontractors that allows for competitive pricing. With our network of pre-qualified contractors and the client’s preferred contractors and suppliers, we are able to choose the right ones for the project.
- Cost Influence: As experts with complex facilities, key decisions are made early in the planning stage using an integrated approach that greatly influences the success of the project.
